A certified Passive House can cut heating and cooling energy by up to 90 percent compared with a typical existing building. That's a big claim, and it raises a fair question: what does it mean for your wallet? A Passive House savings calculator answers it by turning insulation, airtightness, and heating system choices into dollars per year.

For US homeowners and builders, the answer depends on climate, fuel, and the extra cost of building to the standard. Using a Passive House savings calculator before you commit lets you see the payback in years, not guess at it. This guide explains the math, walks through four real examples, and shows you how to read the result honestly.

What Is a Passive House Savings Calculator and Why Does It Matter?

A Passive House savings calculator estimates the yearly energy cost you'd save by building or retrofitting to the Passive House standard, then compares that figure with the extra construction cost. It follows one plain-English rule: the heating and cooling energy you no longer need, adjusted for your system's efficiency, times your energy price. Homeowners, architects, builders, and lenders use it to test a design before spending money. Get it wrong and you may pay a large premium for savings that never arrive, or skip a project that would have paid for itself.

What You Need Before You Start

Gather these inputs first so your Passive House savings calculator result matches a real project.

The conditioned floor area of the home, in square feet or square meters.
The baseline heating and cooling demand of the comparison home, from an energy audit, HERS rating, or energy model.
The Passive House target demand, which is 15 kWh per square meter per year (about 1.4 kWh per square foot) for the Passive House Institute's Classic standard.
The heating system efficiency, such as a furnace at 95 percent or a heat pump with a COP of 3.0.
Your local energy price in dollars per kWh, per therm of gas, or per gallon of oil.
The extra construction cost of reaching the standard, in dollars.
The expected yearly energy price increase, usually 2 to 4 percent.

How to Use This Passive House Savings Calculator — Step by Step

Follow these steps in order for a reliable estimate.

Enter the home's conditioned floor area from your plans or appraisal.
Enter the baseline heating and cooling demand of the home you're comparing against.
Keep the Passive House target at 1.4 kWh per square foot, or enter your modeled figure.
Select your heating system and enter its efficiency or COP.
Enter your current energy price from a recent utility bill.
Enter the extra cost of the Passive House design.
Add a price increase rate and a time period, then read the payback and lifetime savings.

The Passive House Savings Calculator Formula — Explained Simply

The calculator finds how much less heating and cooling energy your building needs, then works out how much fuel or electricity your system must buy to supply that difference. It multiplies that quantity by your energy price to get yearly savings. Dividing the extra construction cost by those savings gives the payback period.

Annual savings ($) = (Db − Dp) × A / η × P

Simple payback (years) = C / Annual savings

Lifetime savings ($) = Annual savings × ((1 + g)^n − 1) / g

Db is baseline heating and cooling demand, in kWh per square foot per year. Typical homes range from 1.5 in mild climates to 14 in leaky cold-climate houses.
Dp is Passive House demand, in kWh per square foot per year. It sits near 1.4 for the Classic standard, and retrofits often land between 1.4 and 2.3.
A is conditioned floor area, in square feet. Single-family homes run about 800 to 5,000.
η is system efficiency. Combustion systems run 0.80 to 0.98, and heat pump COP runs about 2.0 to 4.5.
P is energy price, in dollars per kWh of purchased energy. It runs from about 0.04 for natural gas to 0.40 for electricity in high-cost regions.
C is the extra construction cost, in dollars, usually $5,000 to $150,000.
g is the yearly energy price increase, from 0 to 6 percent.
n is the analysis period, from 10 to 40 years.

The demand targets come from the Passive House Institute criteria, and the payback and escalation math is a widely accepted engineering-economics formula. It works because a better envelope cuts the energy you need, and an efficient system cuts what you must buy to get it. Small demand cuts pay little, while large ones in expensive-fuel homes pay a lot.

Passive House Savings Calculator — Worked Examples

Beginner Example: A New 2,000-Square-Foot Home in Pennsylvania

A couple plans a new 2,000 ft² home with a heat pump of COP 3.0. A code-built version of the house would need 6.0 kWh/ft² per year for heating and cooling, and the Passive House version needs 1.4. Electricity costs $0.17 per kWh. The Passive House premium is $14,000, and they assume 3 percent yearly price growth.

Demand cut: 6.0 − 1.4 = 4.6 kWh/ft² per year.
Total demand cut: 4.6 × 2,000 = 9,200 kWh per year.
Energy purchased: 9,200 / 3.0 = 3,067 kWh.
Annual savings: 3,067 × $0.17 = $521.
Simple payback: $14,000 / $521 = 26.9 years.
With 3 percent growth: 1.03^n = 1 + (14,000 × 0.03 / 521) = 1.806, so n = 20.0 years.

Energy savings alone take about 20 years to repay the premium. That's slow, so the couple should ask their builder what the $14,000 includes and check which incentives are available today. Comfort, quiet, and air quality add value the calculator doesn't price.

Professional Example: An Energy Consultant Evaluating a Vermont Farmhouse Retrofit

An energy consultant studies a 2,400 ft² farmhouse heated by an oil boiler at 82 percent efficiency. Today it needs 14.0 kWh/ft² per year. A deep retrofit to EnerPHit level would cut that to 2.3. Oil costs $4.00 per gallon and holds 40.6 kWh per gallon. The retrofit costs $120,000, with 3 percent price growth over 30 years.

Demand cut: 14.0 − 2.3 = 11.7 kWh/ft² per year.
Total demand cut: 11.7 × 2,400 = 28,080 kWh.
Fuel purchased: 28,080 / 0.82 = 34,244 kWh.
Oil saved: 34,244 / 40.6 = 843 gallons.
Annual savings: 843.4 × $4.00 = $3,374.
Thirty-year savings: 3,374 × ((1.03^30 − 1) / 0.03) = 3,374 × 47.58 = $160,500.
Net gain: $160,500 − $120,000 = $40,500.

Simple payback is 35.6 years, but price growth shortens it to about 25 years. The project makes financial sense on a long horizon, especially because it also shields the owner from oil price spikes. The consultant should also test a heat pump swap.

Edge Case: A Mild-Climate Home in San Diego

A homeowner in San Diego wants to build a 1,600 ft² Passive House. His code-built option needs only 1.8 kWh/ft² per year because the climate is mild. The heat pump has a COP of 3.5, and electricity costs $0.35 per kWh. The premium is $9,000.

Demand cut: 1.8 − 1.0 = 0.8 kWh/ft² per year.
Total demand cut: 0.8 × 1,600 = 1,280 kWh.
Energy purchased: 1,280 / 3.5 = 366 kWh.
Annual savings: 366 × $0.35 = $128.
Simple payback: $9,000 / $128 = 70.3 years.
At 5 percent growth: 1.05^n = 1 + (9,000 × 0.05 / 128) = 4.516, so n = 30.9 years.

In mild climates, little energy is left to save, so the premium can't be justified on bills alone. He should put money into air sealing, a good heat pump, and solar instead. If he still wants the standard, he should do so for comfort and resilience.

Different Units: A Metric Energy Certificate for a 180-Square-Meter Home

A US buyer holds a European-style energy model in metric units. The 180 m² home needs 70 kWh/m² per year as built and 15 kWh/m² to reach Passive House. The heat pump has a COP of 3.2, electricity costs $0.15 per kWh, and the premium is $22,000.

Convert for reference: 70 kWh/m² = 22.2 kBtu/ft², and 15 kWh/m² = 4.75 kBtu/ft².
Demand cut: 70 − 15 = 55 kWh/m² per year.
Total demand cut: 55 × 180 = 9,900 kWh.
Energy purchased: 9,900 / 3.2 = 3,094 kWh.
Annual savings: 3,094 × $0.15 = $464.
Simple payback: $22,000 / $464 = 47.4 years.
Area check: 180 × 10.764 = 1,938 ft².

The math works in either unit system, as long as you don't mix them. A 47-year payback is long, so the buyer should ask whether the $22,000 premium is realistic and check whether actual bills show higher heating use than the model.

Passive House Savings Calculator Results — What the Numbers Mean

Read two numbers: annual savings and payback. Annual savings under $200 usually point to a mild climate or an already efficient comparison home. Savings of $300 to $900 are typical for US homes with heat pumps or gas. Above $1,500, you're likely in a cold climate or heating with oil, propane, or electric resistance, where every kWh avoided counts for more.

Payback under 15 years is strong. Between 15 and 30 years, it's reasonable if you plan to stay in the house and value comfort. Above 30 years, energy savings alone don't justify the premium, and you need other reasons such as resilience, quiet, air quality, or smaller mechanical equipment.

The most common misunderstanding is expecting a Passive House to cut your total energy bill by 90 percent. The standard slashes heating and cooling demand, not hot water, cooking, lighting, or appliances. In many homes, those other loads make up half the bill, so total savings are much smaller than the headline number.

If your payback is long, test cheaper steps first: air sealing, attic insulation, and a heat pump. If your payback is short, bring the numbers to a certified Passive House consultant for a detailed energy model.

How Your Inputs Change the Result

Baseline demand has the biggest effect, because it sets how much energy there is to save. The table below uses a 2,000 ft² home, Dp of 1.4, a COP of 3.0, and $0.17 per kWh.

Baseline demand (kWh/ft²)	Annual savings
2.0	$68
4.0	$295
6.0	$521
10.0	$975
14.0	$1,428

System efficiency works in reverse. The worse your system, the more you save, because each unit of demand costs more to supply. Same home, with 9,200 kWh of demand cut and $0.17 per kWh:

System	Efficiency	Annual savings
Electric resistance	1.0	$1,564
Heat pump, low	2.0	$782
Heat pump, typical	3.0	$521
Heat pump, high	4.0	$391

That's a useful insight. A Passive House in an electric resistance home saves three times more than the same house with a good heat pump. Installing a heat pump first captures much of the saving at lower cost.

Energy price scales savings in a straight line. At 3,067 kWh purchased, $0.10 per kWh saves $307, $0.25 saves $767, and $0.35 saves $1,073. Floor area scales savings the same way.

Price growth reshapes payback more than most users expect. With a $14,000 premium and $521 in annual savings, payback falls as energy prices rise.

Yearly energy price increase	Payback (years)
0%	26.9
2%	21.7
3%	20.0
5%	17.5

Use a rate close to your local history, not a guess, and test two or three values.

Passive House Savings Calculator — Common Mistakes to Avoid

Confusing demand with purchased energy. Heating demand is the heat the house needs, not what you buy. Divide by your system's efficiency or COP, or you'll overstate savings with a heat pump by up to three times.
Using the whole utility bill. The calculator targets heating and cooling only. Hot water, appliances, and lighting stay the same, so don't apply a 90 percent cut to your entire bill.
Mixing units. One m² equals 10.764 ft², one kWh equals 3.412 kBtu, and one therm equals 29.3 kWh. A single slip can distort the answer by a factor of 10.
Comparing to the wrong baseline. A new code-built home uses far less energy than a 1950s house. Compare against what you'd really build or buy, or you'll inflate the savings.
Ignoring incentives and their changes. Federal and state programs have shifted in recent years, and some credits have ended. Check what's available now before counting on any of them.
Treating one climate's numbers as universal. Passive House targets differ between the Passive House Institute and PHIUS, which sets climate-specific criteria. Use the standard that matches your project and region.
Forgetting that occupants drive real bills. Thermostat settings, open windows, and extra appliances can change actual use by 20 percent or more. Treat the result as an estimate, not a guarantee.

Key Terms Explained

Passive House Standard

The Passive House standard is a performance-based building standard that requires very low heating and cooling demand, airtight construction, and continuous ventilation with heat recovery.

Space Heating Demand

Space heating demand is the amount of heat a building needs each year to stay comfortable, measured in kWh per square meter or per square foot.

ACH50

ACH50 is the number of times per hour a building's air leaks out at a test pressure of 50 pascals, and the Passive House Institute caps it at 0.6.

Heat Recovery Ventilator (HRV/ERV)

A heat recovery ventilator brings in fresh air while capturing most of the heat from outgoing stale air, and an energy recovery ventilator also moves moisture.

Coefficient of Performance (COP)

The coefficient of performance is the heat a heat pump delivers divided by the electricity it uses, so a COP of 3.0 means three units of heat per unit of power.

Simple Payback Period

The simple payback period is the extra cost of a project divided by its annual savings, ignoring price changes and financing.

Energy Price Escalation

Energy price escalation is the yearly percentage increase in the cost of fuel or electricity, which shortens payback as it rises.

How This Calculator Works — Methodology

This Passive House savings calculator uses the energy-savings and payback formulas shown above, which are standard engineering-economics methods. Target demand comes from the Passive House Institute's Classic criteria of 15 kWh/m² per year, and the climate-specific PHIUS+ 2021 standard applies when you choose it. The calculator assumes constant floor area, steady system efficiency, and a fixed yearly price increase. It excludes hot water, plug loads, financing costs, maintenance, resale value, and tax incentives, because each varies widely by project and location. Standard conversions are 1 kWh = 3.412 kBtu, 1 therm = 29.3 kWh, and 1 m² = 10.764 ft². Dollar values round to the nearest whole dollar, and payback and demand round to one decimal. Treat every result as a screening estimate, not a quote.

Frequently Asked Questions About Passive House Savings Calculator

1. What does a Passive House savings calculator actually calculate?

A Passive House savings calculator estimates how much money you'd save each year on heating and cooling by building to the Passive House standard instead of a typical design. It then divides your extra construction cost by those savings to give a payback period. Some versions also project lifetime savings with rising energy prices.

2. How accurate is a Passive House savings calculator?

Expect accuracy within 20 to 30 percent when you use a real energy model for the baseline. Results get less reliable when you guess demand, and occupant behavior adds more uncertainty. Energy prices over decades are the biggest unknown. Treat the result as a planning range and update it with real quotes and bills.

3. What is the Passive House savings formula in simple terms?

Subtract the Passive House demand from your baseline demand, multiply by floor area, divide by your system's efficiency, and multiply by your energy price. For example, a 2,000 ft² home cutting 4.6 kWh per square foot with a COP of 3.0 at $0.17 per kWh saves about $521 per year.

4. Does Passive House use different units in Europe and the US?

Yes. The Passive House Institute states targets in kWh per square meter per year, while US users often think in kBtu per square foot. The Classic heating target of 15 kWh/m² equals about 4.75 kBtu/ft². PHIUS also uses climate-specific targets in the US, so check which standard your project follows.

5. When does a Passive House savings calculator not apply?

It doesn't apply well to mild climates where heating and cooling demand is already tiny, to homes with unusual loads like pools or workshops, or to buildings where occupants run very different schedules. It also won't capture comfort, resale value, or resilience. In those cases the savings number can badly understate the project's real value.

6. How can I get a more precise Passive House savings estimate?

Hire a certified Passive House consultant or energy rater to model your house in PHPP or WUFI Passive. Use your own utility rates, local price growth, and firm contractor quotes for the premium. Then check the result against your past utility bills. Real inputs for demand, efficiency, and price beat any national average.

7. What is a typical Passive House savings result for a US home?

Most US homes with heat pumps or gas see $300 to $900 per year in savings. Homes heated with oil, propane, or electric resistance in cold climates can save $1,500 or more. Mild-climate homes often save under $200. Simple payback commonly lands between 15 and 40 years, depending on the premium and local prices.

8. Should I talk to a professional before building a Passive House?

Yes, because the standard requires careful design and testing. Talk to a certified Passive House consultant, an architect with experience, and a lender who understands energy-efficient homes. A professional can model your specific climate, confirm the true cost premium, and tell you which incentives still apply. Use the calculator first to decide whether that conversation is worth having.
